Every good roofing decision starts with knowing what's actually up there. Our inspection covers the roof surface to attic underside: shingles, flashing, valleys, penetrations, ventilation, decking, and moisture — documented with photos you keep either way. Whether you're buying, selling, post-storm checking, or just wondering how many years are left, you get straight answers in plain English.

Outside: shingle condition and granule loss, flashing at every transition, valley linings, ridge and hip caps, vent boots, skylight curbs, gutter and drip-edge condition, and signs of storm or hail impact.
Inside: attic ventilation balance, insulation depth, moisture staining on decking and rafters, daylight penetration, and bathroom/kitchen vents terminating properly. The attic often tells us what the surface can't.
You receive the photos and a written summary of findings — what needs attention now, what to watch, and what's fine.
After any major storm — hail bruising hides for months. Before buying a home — a roof's remaining life is a five-figure negotiating fact. When selling — a clean inspection report answers buyer questions before they're asked. Every few years on an aging roof — catching a failing flashing early is a small repair instead of a decking replacement.
The inspection is diagnostic, not a sales call. If the roof is healthy, we'll tell you it's healthy and when to check again. If it needs work, you get a written quote with photos — and time to decide. The photos are yours regardless.
Surface, flashing, ventilation, and attic underside — the full picture.
Every finding documented; the photos are yours either way.
Plain-English summary: fix now, watch, or all clear.
Diagnosis first. Recommendations only if the roof needs them.
